Double the experience, double the commitment

We understand how you feel!

Having bought and sold homes for our own family many times, we understand the pressures and emotions involved and how to avoid potential pitfalls. We have also both been involved in the real estate industry since the mid-’90s through ebbs and flows of the property cycle. By listing with us, our experience becomes your advantage.

Homes are bought and sold with heart and soul

We sell homes and lifestyle properties in Canterbury—from Amberley to Akaroa, Ashburton and everywhere in-between, including Bishopdale in Christchurch, where we live.

Most of our clients are repeat happy clients or are from referrals. We have helped generations of families; from ‘empty nesters’ and retirees downsizing, to guiding people  through buying their first, then next homes. It’s a privilege for us to be involved as people experience these milestones, and to help lessen the uncertainty and stress of buying or selling property.

This is especially important if you’re selling a home that holds many special memories. As Sally says, “Homes are bought and sold with heart and soul”.

What is your home worth in today's market?

We can provide a free, no obligation Market Appraisal, which will include information about the prices that comparable homes in your area sold for recently. We can also show you similar properties that are currently for sale in the area.

What price should you sell your house for?

It’s important to do some research before deciding on the asking price for your home. We can help you—we are in touch with the market and can draw on the experience of everyone at Glass Miles Real Estate.Market AppraisalWe can provide a free, no obligation Market Appraisal – showing you trends and analysis of the current comparative sales, in relation to your property. A proposed price range for the sale of your home will be based on comparable sales of similar properties in the area, along with similar properties currently on the market. The Market Appraisal includes:Property details: address of the subject property, legal description, size of house and land, rates, RV, ageComparable sales of similar properties in the areaDescription of the property following a visitMarketing options – e.g. private treaty, deadline sale, tender, auctionOur fee structureOur ProfileTips for presenting a home for saleDocumentation to assist in a sale – e.g. insurance, EQC, documentation of any building work completed, land classification, permits and code of complianceInformation about Glass Miles Real Estate Rateable Value (RV)The rateable value provided by your local authority is not necessarily a good guide to what your house might sell for. Some homes sell for a lot more, or less. The value does not include the quality of the chattels - such as carpet, drapes, light fittings, appliances and built-in items that can add to the saleable value of your property. Recent Comparable House SalesTo find out how much comparable homes in the area sold for in recent months, you can buy this information from QV, however we can provide similar information from the REINZ (Real Estate Institute of New Zealand) database, and Property Guru. Registered ValuationA registered valuation isn’t essential but can assist in ensuring your house is priced appropriately for the market. It would also be of interest to potential buyers. Ask your lender who they recommend you use. The valuation may cost $600-$1000, but it can be a good guide to how much your property is likely to sell for. The valuer will look at the features and condition of your home, as well as what similar properties in the area have sold for.A registered valuation can be a useful negotiating tool. You don’t have to tell your agent or anyone else what the valuation is, but you can indicate that an offer is under valuation and needs to come up. Or if you’re happy to accept an offer at the valuation price, you could offer to share the valuation report with the buyer, if they share the cost with you.

Free Standard Marketing

We are also unusual because we won’t charge for Standard Marketing of your home. We believe that the internet is a more powerful form of advertising, which is why we are happy to pay for these upgrades:

COMPLIMENTARY STANDARD ADVERTISING—$400.00 MINIMUM VALUE

Should you wish to invest in larger signage, a professional photographer and/or additional print marketing—e.g. marketing your home in the Realtor, we are more than happy to accommodate this, at your expense.

‘Nothing is too much trouble for this pair. Extremely honest, reliable and always go that extra mile both for lister and purchaser. Would recommend working with them - we did and weren't disappointed.’
